FORT WAYNE — Families looking to downsize and leave the yardwork behind are the target of a new $1.5 million housing development near Parkview Regional Medical Center.
Parker’s Bay Villas will offer three-bedroom, three-car garage residences estimated to cost $190,000 to $275,000. Residents will pay a neighborhood maintenance fee for lawn upkeep, said Kathy Hartman, vice president of construction for Granite Ridge Builders, which plans to eventually own the property that is south of Parkplace and Cherrywood drives.
According to a filing with the Allen County Department of Planning Services, DOMO Development Co., of Fort Wayne, will develop the land for 46 homes.
The project comes on the heels of an October report that showed Allen County lagging behind state and national salary levels. Allen County Insight revealed that the annual average wage is $39,535, compared with $40,248 for Hoosiers and $48,040 for the nation.
“We’re still in the early stages, but we think this will be good for that area,” Hartman said.
Eric Doden is a partner with DOMO Development. He has another development under way nearby that contrasts with Parker’s Bay – the $20 million Steeplechase at Parkview venture. It is an upscale 264-unit apartment complex that will feature three ponds, a clubhouse, pool, exercise equipment, garages and walking and biking trails.
Doden’s representatives have said he plans to collaborate with Parkview to help fill his complex with “talented, young professionals.”
It would appear Parker’s Bay Villas project is going after a slightly more modest consumer.
“We believe there’s a market for it,” Hartman said.
The Allen County Plan Commission will consider the project in coming weeks.
